Wow! It’s not every day I get to list an island! But I just listed 0 Pine Island Ct, Jacksonville, Fl 32224 Originally part of the Seven Pines Island housing development that the builder never did anything with.
The current owner states it’s approximately 129 acres and there are uplands on the island. A 3.81 acre tract and a 1.1 acre tract. These islands are only accessible by boat and are just off the Intracoastal Waterway in Jacksonville between Atlantic Blvd and Butler Blvd.
I don’t own a boat but I do own a canoe. Cindy and I were determined to get out to the island to get some photos, some drone video and we wanted to do a Facebook Live episode right from the island. However, the less paddling I had to do the better off I figured I would be. Since Cindy is not a great paddler anyway, owning more than one paddle is useless.
Since Seven Pine Island is a private gated community, there’s no way I would be able to put the canoe in the water there. I was lucky though…just outside the gate are some homes and next door to one of them is a overflow lake (I guess) that I was able to launch the canoe and there we were just 15 minutes later…on the island.
Many of the tributaries that feed off the Intracoastal Waterway are tidal, which means they are navigable at high tide but mud at low tide. It happened to be dead low tide and I’m happy to report there was plenty water left for navigation on the front facing side of the island. There were also some sizable boats moored in the channel.
So, how do you sell an island? Good question. The first thing you have to do when marketing unique properties is determine the most likely buyer. This has taken up quite a bit of space in my head lately. Here are some of my ideas.
- The community of Seven Pine Island could come together and purchase it and add to their amenities. Some creative planning and they could make it into a water park Island. Some tiki huts, a Zipline and other recreational activities would surely add to the property values in their neighborhood.
- A survivalist retreat? Maybe someone who is preparing for the end of the world could purchase it. Keep it secret and hide enough supplies to last a long while
- A minimalist retreat? This place is perfect for an off grid project since there are no utilities or fresh water present.
- Someone who really, really likes to fish and needs a place to relax his/her sea legs.
If you have any ideas of who the perfect buyer might be I would love to hear them. The current owner is asking $429,000 and if you would like to see it in person we’ll need to make room in my canoe or take your boat. Bring your life jacket!
